THE CAPE IS MY HOME… TURNING BUYERS INTO NEIGHBORS FOR OVER 20 YEARS!   I am confident that there is no better fit for a Realtor on the Cape or in South Gulf County!

Living right on the beach in beautiful Cape San Blas, julia cunningham knows firsthand what it means to call this coastal paradise home. Her deep roots in the community and years of experience make her uniquely qualified to help you find your own piece of paradise—or sell it for top value.

Continually ranking as South Gulf County’s top-producing agent julia has built a reputation for excellence, integrity, and results.

julia moved to Gulf County in 1998. Enjoying successful careers with General Electric and American Express, julia brings a strong business background and a love for coastal living. Since beginning her real estate journey in 2004 she has consistently ranked among the area’s top agents, helping clients discover why this special stretch of the Forgotten Coast is so beloved.

Beyond real estate, julia has been deeply involved in shaping and improving her community:

  • One of the Founders of Scallop RePUBlic waterfront bar providing craft beer, wine and local music nightly!  Ten years ago, julia and her husband, Vince, along with a few other Cape residents, came up with the idea that the Cape needed a place for people to hang out.  They built Scallop RePUBlic from the ground up and it quickly became known as “the Cape’s Living Room”.  Scallop RePUBlic enjoys continued success as they just sold the bar, passing the reins to Kyle and Tylor who also own The Trading Post.
  • Led the creation of the Loggerhead Trails Bike Path on Cape San Blas.
  • Served eight years on the Gulf County Tourist Development Council after being appointed by the County Commissioners.
  • Co-founded the Florida Panhandle Marine Institute (formerly known as Gulf World Marine Institute), a non-profit rescuing and rehabilitating sea turtles and dolphins. She continues to serve on its Board of Directors.  https://floridapanhandlemarineinstitute.com
  • Chaired local initiatives, including efforts to secure more frequent trash pickup for Cape San Blas, improving the experience for both residents and visitors.

Her dedication to preserving the natural beauty and charm of Gulf County is evident in everything she does.

Previously, julia also owned “The Entrance”, a boutique and boat rental business at the gateway to St. Joseph Peninsula State Park, giving her another unique perspective on local tourism and lifestyle.

julia continues to live on Cape San Blas, sharing her love for the coast with clients from near and far. Whether you’re buying, selling, or just exploring your options, julia’s local insight and proven track record make her the perfect guide to help you find—or sell—your piece of paradise.
