If there are three areas I know inside and out, they’re North Cape San Blas, South Cape San Blas, and Indian Pass. They’re close to each other on a map, but they offer very different experiences—and that’s something buyers don’t always realize until they spend time here. You’ll find everything from Gulf-front custom homes and first-tier beach houses to townhomes, older cottages, new construction and vacant lots. Prices can vary tremendously depending on Gulf or Bay frontage, views, flood zone, beach access, rental potential, age and condition of the home. You can find properties starting in the mid-hundreds of thousands, while larger Gulf-front homes can reach well into the millions.
North Cape San Blas is what many people picture when they think of the Cape—beautiful beaches, Gulf and Bay access, vacation homes, gated communities and St. Joseph Peninsula State Park at the north end. Buyers here are often looking for a second home, vacation rental, retirement property or a place where their family can spend years making memories. Depending on where you are on the North Cape, you’re generally about 20–30 minutes from Port St. Joe. At 8 a.m., the drive usually isn’t about fighting traffic; it’s simply the reality of living farther out on the peninsula. Buyers should pay close attention to flood zones, insurance, rental restrictions, HOA rules, beach access and how a property's exact location affects both value and ownership costs.
South Cape San Blas has its own feel. You're closer to the mainland and Port St. Joe while still having the beach lifestyle people come here for. There’s a mix of Gulf-front and first- and second-tier homes, established beach houses, newer construction and vacant land. From much of South Cape, Port St. Joe is roughly a 15–20 minute drive, making grocery runs, restaurants and everyday errands a little easier. You’re also close to Loggerhead Trail, Salinas Park, St. Joseph Bay and local favorites like Scallop RePUBlic where you can listen to live music daily. Buyers here often like getting the Cape lifestyle without being quite as far from town. Before making an offer, though, they still need to look beyond the house itself—flood zone, beach access, rental rules, insurance and the surrounding lots can all matter.
Indian Pass is for the buyer who wants something a little different. It’s quieter, more natural and has more of an old-Florida feel that is getting harder to find. You'll see Gulf-front cottages, larger beach homes, vacation rentals, older properties and some incredible Gulf-front and interior lots. Indian Pass attracts people who want space, fishing, boating, beach time and fewer crowds rather than a highly developed resort atmosphere. Port St. Joe is generally around 15–25 minutes away depending on where you are along Indian Pass, and Apalachicola is also within an easy drive. Indian Pass Raw Bar is nearby, and the Indian Pass boat ramp, right down the road, is a big deal for buyers who spend their time on the water. One thing buyers need to understand here is that every property deserves its own due diligence—especially when it comes to flood exposure, insurance, septic, access, shoreline conditions and what can actually be built or added to a property.
For sellers in all three areas, buyers are looking at much more than bedrooms and square footage. Gulf views, beach access, pools, elevators, outdoor living areas, parking for boats and multiple vehicles, updated interiors, rental readiness and lower-maintenance ownership can all influence which property gets attention. But what buyers prioritize changes depending on where they're looking. A North Cape buyer may be comparing gated communities, amenities and proximity to the state park, while a South Cape buyer may put more value on being closer to town, and an Indian Pass buyer may care most about privacy, land, water access and that quieter local feeling coastal setting. Knowing those differences is a big part of pricing and marketing a property correctly.
